paleo-nick-ice-age-mealsWhen you own a business that sells something called Ice Age Meals, you know freezer space is an issue. So when Nick Massie, also known as Paleo Nick, local chef and owner of Paleo Productions, started scouting for real estate in Reno-Sparks, he was looking for one thing. And his options were limited – there aren’t many freezer facilities in the northern Nevada market. When he found a spot that he thought might work – a 2,000-foot space at 13945 Mount Bismark Street in Reno, formerly used by Kraft Foods for storing DiGiorno pizzas – he called up Tom Miller of Miller Industrial Properties for what would become one of the most unusual industrial real estate deals of Tom’s career. … Read more →

supply-and-demandRecently, there was a local article featuring a distressed tenant under a headline effectively saying that rising rents distress tenants. The article noted that the tenant has been essentially forced to move the business location in search of lower rents. The original location is in a revitalized part of town with significant business interest in the area to capitalize on the resurgence of a specific demographic thriving in the area. This is clearly unfortunate for the tenant. However, it’s also a perfect example of the basic economic rule of supply and demand. I’m sure some of the readership may villainize the landlord as being one of the many greedy business types always looking to maximize their profit at all costs. … Read more →

big-box-storeFranchises are everywhere – just look around. In commercial and industrial real estate, national franchised branches are especially numerous in all markets, and the Reno-Sparks market is no exception. To serve the local market, we also have locally owned and operated industrial real estate firms. And that means tenants, buyers and sellers of industrial real estate have a choice to make. If you’re leasing or buying, or on the hunt for a tenant or a buyer, you’ll have to ask yourself which is better – the local branch of a national franchise or a locally owned and operated firm? The best way to answer that question is by asking yourself a few more. … Read more →

best-practicesOccasionally, over a weekend, in the evening, or even on a holiday, I’ll get a call from a prospect about a property I have listed. During these calls, I always ask if this person is has a real estate agent representing them. More times than not, the answer is a version of, “Yes, but I’m just looking for something they may have overlooked.” My follow-up is usually something along the lines of, “Why are you spending your weekends looking for properties when your agent is taking the weekend off?” … Read more →
